The Right Solution at the Right Time

When areas of pavement deteriorate and need to be repaired, Benjamin Asphalt corrects the problems using one of the following methods:

• Resurfacing is recommended when the underlying base is structurally sound and the surface is depressed or severely eroded. There are a number of causes for these failures, but the most common include water seepage through unsealed or improperly sealed cracks, runoff from irrigation systems, high traffic volume, and heavy traffic loads. To repair the damaged area, the existing pavement is cleaned, a tack coat is applied (to help the repair adhere to the existing surface), and hot-mixed asphalt is applied and mechanically compacted. Because the surface repairs are placed on top of existing pavement, the finished surface may be slightly higher. The edges are blended in, or “feathered,” as much as possible. After the repair areas have cured, the entire lot should be seal-coated and striped to create a uniform appearance and to protect the surface from the damaging effects of the sun, oxidation, and water damage.
• Removal and replacement are used for more severe deterioration, especially when the underlying base has been affected. The damaged areas are squared off, saw-cut, and excavated to the appropriate depth based on subsurface conditions. New rock base is then added, if required, and compacted in preparation for the new asphalt surface. Finally, hot-mixed asphalt is placed over this layer in multiple lifts and compacted. As with resurfacing, the entire surface should be treated with a seal coat to protect and enhance the asphalt’s appearance.
